Function
The key function of this role is to manage the maintenance and improvement of the physical assets of the organisation specifically in the areas of Buildings and Facilities, Utilities, Grounds and Outdoor Spaces.
Key Tasks
1. Lead and Supervise Property Staff
- Supervise staff and volunteers as required to ensure a positive, healthy and safe work environment.
- Evaluate, train and develop staff.
- Provide leadership and guidance to staff.
- Assign tasks, allocate gear and equipment and ensure schedules are maintained.
- Ensure workplace safety is practiced.
- Take corrective action where required.
2. Project Management
- Manage all aspects of property maintenance and development projects including:
- Costing and Procurement
- Developing project plans and deadlines
- Project execution
- Risk management.
3. Liaise with outside contractors
- Liaise with outside maintenance and development contractors in obtaining quotes for work required.
- Coordinate the activities of outside contractors with LS management, booking and programming staff.
- Organize the flow of work to be done by outside maintenance contractors whilst they are on site.
4. Buildings and Facilities
- Coordinate emergency and regular repairs to buildings and facilities.
- Conduct regular inspections of all buildings and facilities for needed services and repairs.
- Coordinate maintenance and repairs to structural, mechanical, plumbing and electrical systems.
- Organize Annual Facilities Survey.
- Development of Asset Management Plans including
- Asset condition assessment scale

- Resiliency Assessment

- Fitness for Purpose Assessment

- Annual, 5yr and 10yr maintenance plans.
- Ensure that all Christchurch City Council, Building Warrant of Fitness Requirements are met.
5. Utilities
- Monitor the daily operation and maintenance of all water and sewerage systems.
- Ensure that all Ecan and Health Department requirements are met in relation to water and sewerage.
6. Outdoor and open space areas
- Manage the maintenance and development of all outdoor and open space areas.
- Roadways and Storm water drainage
- Tracks, bridges, walkways, fences, wind shelters and road barriers
- Trees, shrubs, gardens and grassed areas.
7. Administration
- Maintain the general administration of the property programme.
- Preparation of maintenance and improvement plans.
- Establish preventative maintenance schedules.
- Recommend the purchase of goods and equipment.
- Prepare monthly property reports for the board.
